Our Mabank service

Mabank Grew up Around the Reservoir

Mabank takes its name from two ranchers, Mason and Eubank, who laid out a town on the Texas Trunk Railroad about a mile from the older settlement of Lawndale. Lawndale's residents, churches and even its newspaper moved over. The town stayed small until Cedar Creek Reservoir was completed in 1965, and it has grown ever since. The trip from our Crandall office is about 35 minutes without traffic.

The housing shows both eras. About 15% dates from the 1960s, when the lake arrived, while 54% was built in 2000 or later. Mabank is also a renting town: only 44% of homes are owner-occupied and about a third are not detached houses. That mix means landlords call us as often as homeowners do.

Common calls

Rentals, Cabins and New Builds in Mabank

Duplexes and Small Apartments

Multi-unit buildings need each unit's service and panel kept separate and labeled. Shared-neutral problems and overloaded laundry circuits show up often in older rental buildings.

1960s Lake Cabins

Cabins built when the reservoir opened were often wired simply and added onto over the years. Ungrounded circuits and small panels are common, and they rarely match how the home is used now.

Newer Homes on the Edge of Town

Houses from the 2000s and 2010s usually need additions, not repairs: shop power, charger circuits and outdoor outlets.

FAQ

What Mabank Callers Ask

Is Mabank in Kaufman County or Henderson County?

Both. The town sits in southeastern Kaufman County and extends south into Henderson County. We work on either side, and the permit goes to whichever authority covers the address.

I own a fourplex in Mabank. Can you inspect all the units?

Yes. Multi-family work is on our service list. We check each unit's panel, GFCI protection and smoke alarm circuits and give you one clear report and quote.

Do older lake cabins in Mabank need a new panel?

Not always, but cabins from the 1960s often have small panels and few circuits. If you are adding central air or turning a weekend place into a full-time home, a load calculation shows whether the panel needs replacing.
